How long does it take?

The period between making an offer on a property you want to buy and when you receive the keys is generally between 5-8 weeks.

 

What do I need to do to sell my property?

In NSW a contract must be prepared with certain required documents before the property can be advertised for sale. You can click on the Vendor Instructions link here or at the top of this page to provide us information to start preparing your contract now.

 

Does my bank need me to get a pest and building inspection?

No, almost all banks do not require you to obtain inspection reports. Although it is advised, pest and building reports are entirely up to you. Banks will, however, usually require a valuation report which is something they will obtain themselves.

 

What is PEXA?

PEXA is an acronym for Property Exchange Australia. The PEXA platform allows settlement to occur safely in an electronic space rather than in offices and banks. In order to complete financial settlements, PEXA electronically sends instructions to financial institutions involved in the settlement while also sending documents to the Land Registry Service for lodgement. This means you have your money or keys usually within the hour and there are high levels of security measures and protocols in place to reduce risk. Settling through the electronic platform known as PEXA has revolutionised property conveyancing as we know it.
